Investments and Acquisitions
We work with local and out-of-state investment/single-family home acquisition companies to assist them in determining the current condition of the homes they are looking to invest in. We provide a one-page report with general information about the home and its current condition. We also provide several photos of each room in the home, a 360-degree video from the front and back yard, and a video walk-through depicting the layout.
Draw Inspections
We also partner with companies that provide draw inspections to lenders on the building progress of the projects they are financing. A construction draw inspection is a site inspection that is conducted by a neutral third party to verify the progress of a project. It’s generally conducted after a pay application or draw is submitted by the Borrower or GC to the Lender. The purpose of the inspection is to verify that the amount requested on the draw matches the work that has been completed on-site. The inspection is performed by a professional inspector hired by the bank or a construction fund control company.
Builders
Lastly, we provide a “building envelop” and “3rd Party Quality” inspection for builders. A building envelope inspection is typicality done pre-siding and upon completion of the building’s envelope. The inspector looks for water penetration and air loss of the home. A one-page report is completed indicating if any issues were found. This is a great way to make sure nothing is overlooked in the building process that could cause major damage to the structures in the future.
A 3rd party quality inspection is done at the end of the project and once the home is complete. This allows you, the builder, to stay ahead of any potential issues or over-sites. It also shows your clients, the buyers, you are doing everything you can to give them the best home on the market.
